Dispelling the Rumors

If you are currently paying rent on time and in full, you should be able to pay that same amount as a mortgage instead of renting and paying someone else’s.Getting prequalified for a home with a lender is the 1st step. In order to write an offer on a home, a prequalification must be submitted with the offer. A prequalification is generally good for 120 days, and can be updated very easily. It is definitely best to have it ready in case you find THE home, and you are able to make a solid offer on it within hours! Being prequalified will tell you the price range of the home that you can look for and estimate payments. Even for a brand new home, the buyer will want to be prequalified to make sure they are shopping in the right price range.

 

"I can’t buy a home because my credit score is under 620."

FALSE. FHA Government backed loans will allow a FICO score of 580. Many reputable local mortgage companies will help you improve your credit score free of charge. In many cases, increasing the credit score is done quickly by local lenders. If a buyer’s credit is below 580, a local lender can set them up on a plan for free to get them to and above the minimum credit score needed to buy. Just ask, I have a pool of lenders that will do this for us.

To purchase a home that you will live in full time, most lenders will require 3.5% down payment. However, there are a few programs that if qualified for, can reduce that down payment even further to sometimes ZERO. Always inquire about any programs for 1st time homebuyers or 1st responder programs if applicable. A benefit for past and present service members will be the VA home loan which has its benefits. A local lender may have down payment assistance information based on the state or county the home search is happening in.
