Sure its a shameless plug for my Real estate business, but it also gives me a chance to crunch some numbers in this blog post!

In this age of information, you have many portals and options to choose for a source. In my opinion, the grandaddy of them all in Real estate is Zillow.com .

Zillow caters to everyone from a first time home buyer, real estate or mortgage folks looking for clients, services, with great information at your fingertips.

Basically, you can plug in an address and within 30 seconds Zillow will spit out a number, called a "Zestimate". This is Zillow's quick answer to an appraisal. There are MANY scenarios that this is GREAT! Want to find out what kind of house your boss has? $800,000??? WOW!

A Zestimate is a great tool to GET started in a market that you are not familiar. There is plenty of information that can be learned from Zillow. After all, property taxes are public information. Much of the time on the property tax pages you can see the amount that your boss paid for the home and even how much he put down. For Pinal county, you can just go to the Tax assessors website to search. Just need a name or a partial address! http://www.pinalcountyaz.gov/assessor/Pages/ParcelSearch.aspx

Back to Zillow and "Zestimates". They are nothing but a guide. It is good information to have in your arsenal, but shouldn't be your only weapon.

Here is the number crunching! I took a list of 300 homes in Maricopa that have closed escrow "sold" in the past 4 months. Honestly just focused on a few areas because doing this by hand we don't need a huge sample. Not rocket science right?

Of the 300 homes, I chose about 30 completely random. The MLS gives us the sales price and also the closing date. What we do not have is a Zestimate. I went to Zillow and got Zestimates for each of the homes that closed.

There you have it! In the 1st column below is the property address, the 2nd column is the price the home actually sold for. The 3rd column is the Zestimate as of today. The final columns are the difference in dollars and %.
