These are the numbers for the city of Maricopa for the week of 10/26/2018

These numbers only focus on the homes in HOA'ed subdivisions, since the non HOA areas are so diverse.

Superfast stats:

Median List price: $229,999

List price per sqft: $109

Average days on Market: 69

Price decrease:  39% decreased price since listing home

 

339 Homes currently available for sale, not under contract, looking for offers
180 Homes currently under contract (should close escrow within 45 days pending inspection, appraisal, etc)

42 of the available homes have a built in private pool which is HUGE when a buyer must have a pool and they are only seeing 12% of the homes available!

$162,000 Least expensive home available- Notes: 3 bed/2bath 1383sqft in Alterra 45101 W. Woody

$429,900 Most expensive home available (non Province)- Notes: 5bed/3bath  3954sqft tri level on Golf Course w/pool on cul de sac. 4 car pull through garage. Loaded with upgrades    22103 N Cline Ct.

Bottom line: The market has been slowly cooling for the past couple of months. Generally November and December are some of the slowest real estate months of the year. 39% of the listings have had a price decrease since the initial listing was taken. This could be due to listing the homes at a premium price  with the increased inventory of over 100+ brand new homes giving the buyers more choices to choose from.
