True story!

Certain rural areas in the Phoenix Metro area are eligible for down payment assistance and the homes can be purchased with $0 down.

There are a few qualifications, but MANY of the people that apply for this program do receive it! It is called the "Pathway to Purchase" program.

Here is the fine print!

The down payment assistance is 10% or up to $20,000. The homes must be located in one of the 17 cities of Avondale, Buckeye, Casa Grande, Coolidge, Douglas, El Mirage, Fort Mohave, Goodyear, Huachuca City, Laveen, Maricopa, Red Rock, Sierra Vista, Snowflake, Tucson or Yuma. (can not be a mobile home) Applicant's credit score must be 640 or above. Buyer's income must be under $92,984 per year. Buyer must plan on living in the home full time. If the buyer sells the house within 5 years some/all of the grant must be paid back.

This is an incredible program that sounds too good to be true, but my clients have used it multiple times. Please don't wait to long. These federal funds are only good until they are used up and the program will be discontinued!
