Many times when I go into the quickie mart to get a 100 oz Diet Coke, I am asked "How is the market?". I guess it is the magnets on the side of my truck or my name tag.
Before I can respond to the market question, I have one of my own to ask... "Buyer or Seller?"
Long story short, it has been a buyer's market for the past several months. There are a lot of homes on the market right now, and very few showings. While it is true that some of our winter visitors are in town, they generally don't seem to do much house hunting Oct,Nov & Dec! A buyer in the market right now doesn't have a lot of competition, and can afford to be a little picky.
Even not considering the Thanksgiving week and Christmas week, the showing activity increases greatly at the start of the new year. Please keep in mind this graph isn't homes sold. The graph is the number of electronic lock box openings, so it is really tracking buyer activity. Notice the past 2 years buyer activity is high in Jan, Feb and March! Of course, things may change.3 years from now, it may be completely different than 2014.
