Maricopa Real Estate - The Best in Maricopa New Builds
In the current Maricopa real estate market, almost 30% of the active listings are new build homes. There are really three different “kinds” of new builds. All of them are new and never lived in, but they should be judged on different criteria because of the variances.
Maricopa Real Estate New Build Type #1
This type of new build would be a custom build where the buyer would choose one of the lots released by the builder, choose the floorplan and the structural upgrades. One example of a structural upgrade would be to have the builder construct the home as a four bedroom instead of a three bedroom plus a den. The customization to your Maricopa real estate would be adding a door and a closet to the den at an additional cost to the buyer. This type of new build also lets the buyer choose cabinetry, flooring and plumbing finishes. This is a great way to get your home exactly the way you want it, but the choices in finishes can add tens of thousands of dollars to the final price of the home. The build time for this home could be between 6-12 months.
Maricopa Real Estate New Build Type #2
This type of new build doesn’t have as much customization as type #1, but the good news is that the customization that is available generally doesn’t affect the price of the Maricopa real estate. Unfortunately, if the home is modeled as a 4 bedroom home, that is what will be built. No structural changes will be allowed. As a buyer, you will have a choice of three or four interior “packages”. Unfortunately mixing and matching of the packages is not allowed. It has to be one entire package choice. Build time for this home could be between 6-12 months.
Maricopa Real Estate New Build Type #3
“Spec homes” - Some builders in Maricopa only build “spec homes,” which means the builder or a representative make all structural and interior upgrade choices. The builder chooses very neutral palettes and common upgrade packages and begins building the home before even having a buyer. Some builders will allow a buyer to purchase the Maricopa real estate at any stage of construction, but at least one Maricopa new home builder will not sell a home until it is within 45 days of completion.
The second way a home becomes a spec home would be a house that was being built for a different buyer, and for one reason or another - i.e. loan denial, job loss, changed mind - the home comes back on the market. This is a great way to purchase quality Maricopa real estate on a shorter time frame, but unfortunately there is no customization.
