AZ Real estate VS. the Four Seasons

No.... Not the band.
Spring, Summer, Winter and Fall!

In a normal year broken into quarters, we have a predominatly busy real estate season which consists of May, June and July.

In a normal year, the slow months to list your house are Nov, Dec and Jan!

The rest of the months Feb,March,April, August, Sept and October. They are the NORMAL months.. the average ones.

Here is a bit of insight into time of the year.

Most people that have families with school age children are looking to make moves during the summer when the kids are out of school. Cash buyers for houses Oregon know this very well and usually prepare accordingly.
The kid's transitions are made much easier when they have time to acclimate and make friends over the summer, and less chance of running into issues of missing schoolwork during the move.

One of these rules that normally stand, which is November, Dec and Jan being slow, just isn't true THIS year! Usually the months are slow because of the holidays. But this year I am noticing less inventory on the market which makes the homes THAT ARE listed get more showings and offers.

I also find that the worse the weather in the Midwest, North, and Canada, some of those folks start looking at Real Estate options in AZ around that time, and may but 3-6 months later.
