Please note this definition of bedroom may differ in different parts of the country. This answer is specifically for the Arizona Regional MLS system which encompasses the Greater Phoenix Metro area and all the smaller cities surrounding.
The "rule" for quantifying the bedrooms is below, but the short answer is that a room can be labeled a bedroom even if there is no window or closet. Ask your local real estate professional about the best classification for your specific home!

Many of you have wondered what defines a bedroom. Does a den count as a bedroom? Does a bedroom have to have a closet and a window? A ceiling height requirement? All of the above? The official answer is there is no official answer. ARMLS does not have an established description of what constitutes a bedroom. If you’re eager for a definitive answer, we suggest speaking with your broker. Often times they will have a set interpretation you can use when entering listings.
It’s important to be aware that another brokerage might not have the same definition as yours. When this happens, we can help with discrepancies but because we don’t have a concrete classification, there is no rule being violated.
