Maricopa real estate market August 2021- Hot off the presses!

Maricopa Real estate market inventory continues to make buyers go crazy and sellers smile!.

The number of homes currently for sale in the city of Maricopa is still one of the lowest inventories I have seen it since I started tracking monthly sales in 2015.

As of today August 1st, 2021, there are only 132 homes currently for sale in the city of Maricopa. The 132 homes are for sale, not currently under contract, and looking for offers.

Normal monthly inventory averages around  300-325 homes available.

It’s not just Maricopa that is feeling the shortage of inventory. I have been keeping in touch with agents throughout the Valley daily, and they are experiencing some of the same issues in the rest of the Phoenix Metro area.

Homes that are priced within market parameters are receiving over asking price offers within the first week, and many of the homes are being purchased by real estate investments trusts (REIT)s

These are the numbers for the city of Maricopa for the month of July 2021. These numbers only focus on the homes in HOA'ed subdivisions, since the non HOA areas are so diverse.

362  Homes currently under contract (should close escrow within 45 days pending inspection, appraisal, etc)

IN  JULY 2021 there are the homes that SOLD!

184 homes were SOLD in Maricopa

30 of the sold homes had a built in private pool.

10 Homes sold in Province (active adult community)

21 Of the sold homes were new build/spec homes

 

 

$225,000 Least expensive home sold July 2021- Notes: 4 bed/2bath 2096sqft in Rancho 42399 W. Chambers.  Zero days on the market (sold before it was listed)

$620,000 Most expensive home sold  July 2021- Notes: 4bed/2.5bath 4006sqft home ¼ acre golf course lot with pool. Home is loaded with upgrades! 22362 N. O’Sullivan Dr  66 days on the market.

Bottom line: The market is strong, and homes that are priced competitively are selling very quickly. Get out there and meet your new neighbor!
