Santa Rosa Springs is the subdivision in front of Walmart. Santa Rosa Crossings is the abandoned subdivision just East of Desert Cedars.
You can see the abandoned subdivision just after turning east on Casa Grande highway OR by going East on Bowlin between the new circle K and Copper sky.
No one lives in Santa Rosa Crossings though. There are about 25 homes that were 75% done when the builder was foreclosed upon. I remember going to get information on their homes in 2006 or 2007 and finding the trailer/sales office locked up tight. Several days later I called the builder Hallcraft home's corporate office in Phoenix/Scottsdale. The mid level manager that answered my call had no idea why the sales office was shut down in Maricopa. A few weeks later the sales trailer was removed.
Shortly after this call, fences were erected around the entire subdivision. Honestly I have no idea if the drywall/interior painting had been completed because of the fences. One thing is for sure after being fenced up for 7 years. There are no more unbroken windows in the area. It looks like vandals made sure of that!
It is sad that the homes have been left empty for seven years without being truly secured. Many inches of rain have fallen, Many inches of dust and dirt have blown through the homes and ripped down some roofing tiles. Many years of direct heat and sunlight may have destroyed what interior may have been salvageable.
My guess is that only the city and private engineers know if any of the structures are salvageable. I would guess at a minimum the post tension slabs and plumbing are fine.
One thing that is for sure is the subdivision was bought by a Canadian company for $4.6 million. They purchased 201 improved lots and 121 semi improved lots. Just doing a bit of math, that is $15,000 per lot. Notice the couple clusters of abandoned homes. It seems like a few of them may have been the models?
Rumor has it that the investment group that purchased it will bring the subdivision back to life!
