Maricopa Builder offering $25,000 incentives on spec homes!

1st info is the deal with $25k incentives from the builder.

The $25k can be used anyway that you would like (sorry, mortgage company will not let you get cash back to buy a car!)- A pool on the other hand will probably be ok though! The most common use of the incentives would be to pay for your closing costs and to take the remainder from the price of the home.

Please note that using a buyer's agent is never a cost to the buyer. The builders (or sellers) pay all commissions.

As a Maricopa Realtor I have sold many homes from builders. Most of those transactions were when there were A LOT of builders here! At one point in 2006-2008, I would estimate 20-25 builders with 100 or so different floor plans!

After the real estate bubble burst popped, we were left with just a small handful of builders, those planning on staying sold their model homes and built new, smaller, more cost effective models to handle the change in the market.

I generally classify the homes that the builders produce as either "new builds" or "spec homes".

A spec home can be either a home the builder has started with no specific buyer in mind and has chosen very neutral and common upgrades and wants to sell the home with what they have chosen for a discount. Another type of spec home may have started as a new build where the buyer chose the lot and upgrades. The home was started and during the building process the buyer either changed their mind or was unable to qualify for the home. The house now has to be sold with the choices/combinations and colors the past buyer has chosen.

 

A New build is when the buyer walks into the office and has a floor plan built on a lot of their choice. They will generally go to the builder's showroom to pick out the interior amenities like granite/tile/cabinets/plumbing/electrical hardware. The buyer will be able to customize their new home as much as they want and the builder will allow. Large changes like extra rooms and extra sq footage won't happen as the builder may not want to deal with the extra paperwork and permitting.
